Animals
What is the PET policy for ALL residents?
- No animals or birds, other than a maximum of two (2) generally recognized house or yard pets; shall be kept and/or maintained on any Lot and then only if they are kept thereon solely as domestic pets and not for commercial purposes.
- No animal that is exotic or a breed of animal that is commonly recognized as being vicious shall be kept and/or maintained on a Lot.
- No unleashed dog is permitted on any public street in the Subdivision, Private Vehicular Pathway, Alley or on any Common Area.
- No animal is permitted to run loose any public street in the Subdivision, Private Vehicular Pathway, Alley or on any Common Area. It is the owners responsibility to keep the animal restrained at all times.
- The maximum aggregate-weight of two (2) full grown pets maintained on a Lot shall not exceed eighty pounds (80 lbs.).
- No animal or bird shall be allowed to make an unreasonable amount of noise, or to become a nuisance.
- No structure for the care housing or confinement of any animal or bird shall be maintained so as to be visible from any street in the Subdivision, Private Vehicular Pathway, Alley or a neighboring Lot.
Do animals need to be registered with Harris County?
- All pets that reside in Harris County must be registered and current on rabies shots. You can register your pet on-line at www.countypets.com.
Does Harris County have a Leash Law?

Many children are afraid of animals and become frightened, which could result in the child getting hurt trying to avoid the animal.
Harris County Animal Control advises, “All dogs and cats must be kept under restraint while in the unincorporated areas of Harris County, Texas. The custodian of a dog or cat is not authorized to have, harbor or keep any unlicensed dog or cat, nor to allow any dog or cat to become a stray." The lake within the subdivision is not to be used by the Owners or Occupants of Lot, or their guests, for any purpose including, without limitation, SWIMMING, BOATING OR FISHING. (Deed Restriction Article II Section 2.6.F Common Area).

- Please remember to be respectful of your neighbors’ yards and the community grounds.
- When you take your pet for a walk, come prepared with a scooper and a recycled grocery bag or anything else. If your pet poops during your walk, please scoop and trash.

Garage Sales
Are Community Garage Sales conducted in Lakeville?
Lakeville Community Association does not have community garage sales. The community is not constructed in a way that allows for the ease of parking for additional traffic to allow easy access for the owners and emergency vehicles.Are Garage/Yard Sales permitted in Lakeville?
THERE ARE NO RESTRICTIONS AGAINST GARAGE SALES, HOWEVER THERE ARE RULES! Two garage sales a year is the limit under Texas Law. The Limited Sales, Excise and Use Tax Act says that people who are not operating a business are permitted to have no more than two sales of their goods each year. If you exceed this amount, you will be treated as operating a business and you’ll need to obtain a sales tax permit from the state. Businesses are not allowed in the community.Garage Sale Signs must contain the address of where the sale will be held or they will be removed. We have lots of green space with walking or jogging trails, a Lake with lots of birds to feed and enjoy, a Private Road around the lake for walking, jogging or relaxing and a large playground area for the youngsters. Is soliciting allowed in the subdivision?
Yes, unfortunately Lakeville has no restrictions. When a person delivering flyers or knocks on your door or calls -- you may politely inform them of that you do not appreciate their Solicitation and ask them not to come back. If they refuse, or give pushback, we encourage all residents to contact the Sheriff's Office Non-Emergency Number (713-221-6000) when this occurs -- in all cases.Lake
Are there restrictions on Lake access?
Yes, there are restrictions. First we must understand what is it's function and why the restrictions. The Lake is in reality a retention pond, not really a "Lake", used for the collection of all storm water from within the subdivision. As you can see after a heavy rain all the trash that appears is the trash that is in our streets and storm sewers. It is okay for the ducks, geese, turtles and fish, but may not be good for people. Because if this concern and a safety issue swimming, boating, wading, fishing and other water activity are not recommended. We all will have to be careful as this could be a liability for Lakeville which means homeowners could become responsible if someone was to get hurt or worse.The lake within the subdivision is not to be used by the Owners or Occupants of Lot, or their guests, for any purpose including, without limitation, SWIMMING, BOATING OR FISHING. What are the Lawn Maintenance requirements?

The Association is responsible for mowing and edging the grass in the front and side yards of all Lots in the Subdivision and the
grass in the rear yard of each Lot in the Subdivision outside the fence enclosing the rear yard, but in all instances only to the
face of any landscape bed on a Lot.
The Association's Lot maintenance responsibility shall not include the obligation to water the grass; rather, the Owner of each Lot shall be responsible for watering the grass in the front side and rear yards of his Lot as necessary to preserve growth.
The Owner of each Type A Lot(Block 1 of Section 1) shall also have the obligation to water the grass in the landscape reserve adjacent to the Lot so that the grass in the Lot and the landscape reserve are maintained in a uniform manner.
The Owner or occupant of a Lot shall, at all times keep all landscape beds maintained in a reasonably attractive manner, free of weeds, debris and dead or diseased shrubs and trees.
The Owner or occupant of each Lot shall keep the grass in the portion of the rear yard enclosed by a fence cut in a sanitary, healthful and attractive manner.
The Owner or occupant of a Lot use the Lot for the storage of materials and equipment (except for normal residential requirements or incident to construction of Improvements thereon as herein permitted) or permit the accumulation of garbage, trash or rubbish of any kind thereon.
The Owner or occupant of a Lot shall not burn anything on any Lot.
The Owner or occupant of a Lot at the intersection of streets, where the rear yard or portion of the Lot is visible to full public view shall construct and maintain a suitable enclosure approved in writing by the Architectural Review Committee to screen the following from public view: yard equipment wood piles and storage piles that are incident to the normal residential requirements of a typical family.
The Owner or occupant of a Lot fails to maintain his Lot in a sanitary, healthful and attractive manner, the Association may, after ten (10) days written notice to the Owner or occupant of the Lot at its option, without liability to the Owner or occupant of the Lot in trespass or otherwise, enter upon said Lot and clean and weed the landscape beds, remove any dead or diseased shrubs or trees, mow and edge the grass, trim bushes and trees, remove any trash or debris, and do anything else necessary or desirable to secure compliance with this Declaration and may charge the Owner and/or occupant of the Lot for the cost of such work.

Mildew on your House or Fence
Mold, mildew, and algae are an exterior surface problem on paint and other surfaces, caused by warm, humid conditions, poor air circulation and little direct sunlight. An effective way to remove mold, mildew, algae and moss is by scrubbing with a solution of household bleach and water. Mix 1 part bleach to 3 parts water, and remember to rinse the surface thoroughly with a garden hose after washing. (Power washing is recommended for larger areas). Always wear appropriate safety equipment (rubber gloves and eye protection) when using this solution, and protect your shrubbery and plants with plastic sheeting. If you're going to paint, all mold, mildew, algae, and moss must be removed before painting or it will come through the new paint.
If you decided to paint after getting rid of all mildew, priming is essential for better adhesion, sheen uniformity, mildew control, and durability. Select a top quality exterior paint in the color and sheen that your home owners association permits. A semi-gloss paint is recommended. A semi-gloss paint has a higher sheen value meaning it provides a harder finish that proves more moisture resistant. Along with this, a semi-gloss finish is also very washable.
You can also purchase a product like, Anti-GrowtAnti-Growth® - A long-lasting fungicide designed to prevent and control the growth of mold, mildew, algae and moss on most surfaces. It can also be added to paints and stains.

Parking
What are the parking restrictions for ALL Private streets?
Parking throughout the Community is very limited. We ask that everyone park in consideration of their Neighbors, the Children, School Busses and Emergency Vehicles that move in and about our Community during each and every day.Parking Policy currently in place and enforced throughout the neighborhood:
- No parking on any private streets within the community (A map of all private streets is located on the Lakeville – MAP.
- No parking in the alleys unless you are parked parallel to your garage door and your vehicle completely fits on the driveway coming off the garage. Please note the vehicle must be parked without extending over any unpaved area or common area.
- The areas at the end of the alleys are not for parking vehicles; this area is for the last two residents on each side of the alley to back their vehicles out of their garage.
- No parking on the grass in any Alley, Private and Public streets within Lakeville.
- No parking so as to block your neighbors access to their garage.
The absolute only exceptions to these parking rules are:
- Service vehicles may be parked in an alley or on a private street as necessary to provide such service and only during the time such service is being rendered.
- A resident loading or unloading a vehicle.
- A passenger vehicle parking immediately adjacent to the playground/park area during daylight hours only.
What are the parking restrictions for Public Streets?
- No parking in the curves and designated no parking areas.
- No parking in front of mail boxes.
- No parking in violation of State Law which states you must park with the flow of traffic and within 18 inches of the curb.
- No parking in violation of State Law in front of Fire Hydrants.
- No parking on the grass of any Alley, Private and Public streets within Lakeville.

Trees, shrubs, brush trimmings and fencing must be bundled in lengths no greater than 4 feet with no branch diameter larger than 4 inches and bundles weighing more than 40 pounds. The bundling is required to allow quick pickup, and size limitations are required to avoid damaging the equipment in the compaction process. All residential waste materials except tree and yard waste must be either in containers, bags or bundles not exceeding 40 pounds.
Heavy/bulky items such as appliances, furniture, carpet (up to I room, rolled up four feet wide and less than fifty pounds) will be picked up either collection day. By Federal Law, refrigerators and freezers or any other items containing Freon must be drained of Freon and have an accompanying bill to validate such service was performed.
Items excluded from normal collection are dirt, rocks, bricks, concrete, tires, batteries, motor oil, cooking oil, waste generated by a private contractor or any materials or items deemed hazardous materials. Best Trash will leave a tag explaining the reason for non-collected item(s).
An enhanced feature of the Best Trash will allow for collection of items excluded by the contract if notified in advance, Best Trash will meet with a resident prior to collection day to determine a price to haul the non-contract items. If a resident does not notify Best Trash of such a special pick-up before its scheduled day, Best Trash will leave a notice for the resident to contact Best Trash during normal office hours before the next scheduled pick up day.

Best Trash will collect paper, plastics, aluminum and tin cans, and glass (all colors) that are placed within the provided recycling bin. if items exceed container capacity, please place them adjacent to bin well marked as recyclable materials. If you find items left in your bin, it means they are not recyclable. Please dispose of these items in your trash container for the next scheduled pick up.
Best Trash will provide each current residence with one recycling bin.We suggest each resident clearly mark both their trash container and recycling bins with their house numbers.

- For Sale Sign -- one sign (38 inches wide x 28 inches high), the permitted “For Sale" sign must be located in front of the garage on the Lot between the driveway and the interior side property line. No “For Sale” sign may be placed in the window of a Residential Dwelling, garage or other Improvement.
- For Lease Sign -- a “For Lease”' sign or similar type of sign marketing a Residential Dwelling for lease is prohibited on a Lot, Residential Dwelling, other Improvement on a Lot or otherwise within the Subdivision.
- No sign may be erected or installed in any Private Vehicular Pathway or in any public street or right-of-way maintained by the Association.
- Any unauthorized sign on a Lot or sign erected in a Private Vehicular Pathway or public street or right-of-way maintained by the Association may be removed and disposed of by or at the direction of the Association without liability to any party.

Heavy/bulky items such as appliances, furniture, carpet (up to I room, rolled up four feet wide and less than fifty pounds) will be picked up either collection day. By Federal Law, refrigerators and freezers or any other items containing Freon must be drained of Freon and have an accompanying bill to validate such service was performed.Pickup is every Tuesday and Friday. Friday is also Recycle Day.

What items are excluded from pickup?
Items excluded from normal collection are dirt, rocks, bricks, concrete, tires, batteries, motor oil, cooking oil, waste generated by a private contractor or any materials or items deemed hazardous materials. Best Trash will leave a tag explaining the reason for non-collected item(s).Please do not dispose of gasoline, motor oil, paints, cooking oil, or any other liquid items in a container that are not visible to Best Trash personnel. If not visible and results in spillage, that causes a stain, Best Trash is not responsible for the cleanup.

Trash Pickup?
On each regularly scheduled collection day, Best Trash will collect residential refuse located in front of the garage.Trees, shrubs, brush trimmings and fencing must be bundled in lengths no greater than 4 feet with no branch diameter larger than 4 inches and bundles weighing more than 40 pounds. The bundling is required to allow quick pickup, and size limitations are required to avoid damaging the equipment in the compaction process. All residential waste materials except tree and yard waste must be either in containers, bags or bundles not exceeding 40 pounds.

An enhanced feature of the Best Trash will allow for collection of items excluded by the contract if notified in advance, Best Trash will meet with a resident prior to collection day to determine a price to haul the non-contract items. If a resident does not notify Best Trash of such a special pick-up before its scheduled day, Best Trash will leave a notice for the resident to contact Best Trash during normal office hours before the next scheduled pick up day.

Recycling bin pickup?
Each household was issued a bin for recycling when Best Trash began service for us.Best Trash will collect paper, plastics, aluminum and tin cans, and glass (all colors) that are placed within the provided recycling bin. if items exceed container capacity, please place them adjacent to bin well marked as recyclable materials. If you find items left in your bin, it means they are not recyclable. Please dispose of these items in your trash container for the next scheduled pick up.
Best Trash will provide each current residence with one recycling bin.We suggest each resident clearly mark both their trash container and recycling bins with their house numbers.

Holiday Pickup?
